Mútua

Mútua is a cooperative housing model designed in response to the growing housing crisis and unchecked urban sprawl in Mexico. Instead of expanding outward into the periphery, Mútua proposes intelligent densification at the urban core, starting in Querétaro.

Each home begins with 18m² modules, adaptable over time as families grow and needs change. These modules—configurable as kitchens, bedrooms, or bathrooms—combine into Units, and Units form a larger system. Five Unit types serve diverse lifestyles, all including “wildcard” modules: half-built spaces meant for residents to complete themselves, encouraging personal agency and progressive expansion.

A key element of the project is the active participation of residents in the building process. Working with materials like wood, participants not only construct their homes but also acquire hands-on skills, opening pathways toward self-sufficiency through craftsmanship.

Shared spaces are central to the design, fostering community, collaboration, and mutual support. Mútua is intended for people with limited financial means who are seeking compact, flexible first homes in a walkable, well-connected part of downtown Querétaro.
Residents share kitchens, living rooms, laundry, and work areas, embracing a cooperative way of living.

Mútua is not just a building, it’s a replicable system for dignified, collective urban living.
